Строительств of the house – 1896](br>In the late 19th century, the plot of land in question belonged to the Girshmans and was valued at a considerable amount of 10,200 rubles, according to the 1895 assessment. By 1900, the property had changed hands to Alexander Alexandrovich Iozefovitch, and the buildings on it were estimated to be worth 21,000 rubles. It appears that the construction of Iozefovitch’s house was carried out between 1895 and 1900, which coincides with the information indicating that the design work was begun in 1896 by A.N. Beketov. Addition construction – 1903/1904](br>To the south of the existing house, a one-story annex was built according to A.N. Beketov’s design, titled “Store and Shop Room of Iozefovitch.” There are conflicting reports regarding the exact date of construction; some sources claim it was in 1903, while others mention 1904. The annex consisted of two separate shops, each with its own independent entrance on the Sumskaya side. The old and new buildings were connected by a common cornice, but the design of the rustication at the junction area was modified. In Iozefovitch’s house, the rustication was uniform in height, while the annex had elements of varying heights. [club1543502|3-rd step. 1st reconstruction – 1905/1906](br>During this period, a second floor was added to the annex built in 1903/1904 according to Beketov’s designs. This additional floor housed the editorial office and living quarters for the staff of “Southern Border” magazine. The windows on the first floor of the annex were lowered almost to the ground level. A passageway was constructed over the entrance gate to connect the Iozefovitch’s house with the editorial office building. In the same year, a third floor was added to the southern part of the complex. On this floor, the Alexander-Nevsky Church with its bell tower were built according to the plans of architect Y.S. Cauné. Construction of the church began in June 1905 and was completed on February 11, 1906. The church, which had only small round windows, was illuminated by electricity. (Source: N. Beketov was in charge of the overall conceptual design, while Y.S. Cauné handled the detailed technical implementation. [club1543502|4-th step. 2nd reconstruction – 1913-1914](br>In September 1913, the city authorities approved a plan to “reconstruct the existing two-story stone house at 13 Sumskaya Street” prepared by architect A.I. Gorokhov. For Alexander Iozefovitch, Goroхов designed a new mansion at 61 Sumskaya Street (the current wedding palace). The old building was completely transformed to accommodate the editorial offices of “Southern Border” magazine. The style of the building at 13 Sumskaya Street was adjusted to match the new mansion. The first floor underwent significant changes, both in terms of composition and structure. The second floor retained its original structure but had its exterior style modified. Between 1847 and 1869, the property belonged to Protopriest Zimin. In 1873 to 1880, it was owned by Mr. Max Abramovich Ratgauz. From 1883 to 1900, it was held by the widow of a merchant, Minna Leonardovna Girshman. Later, in 1895, the property passed into the hands of Leonid and Pavel Leopoldovich Girshman. From 1901 to 1916, it was owned by Alexander Alexandrovich Iozefovitch and his company “Southern Border.” From 1904 to 1915, the building at 13 Sumskaya Street was used for the editorial offices and printing facilities of the “Southern Border” magazine, as well as as for the residence of its owner, Alexander Alexandrovich Iozefovitch.
