[club1543502|1st Phase: Construction of the house – 1896]
At the end of the 19th century, the plot of land belonged to the Girshtmans and was valued at a considerable sum of 10,200 rubles, according to an assessment in 1895. By 1900, the plot had been acquired by Alexander Alexandrovich Iozefovich, and the buildings on it were estimated to be worth 21,000 rubles. This indicates that the construction of Iozefovich’s house took place between 1895 and 1900, which coincides with the information stating that in 1896, A.N. Beketov designed the house for Iozefovich (as mentioned by D. Dudukin in “The Best Architect of Southern Russia”). It is also possible that A.N. Beketov reconstructed an existing building on the site.
[club1543502|2nd Phase: Addition construction – 1903/1904]
To the south of the existing house, a one-story addition was built according to A.N. Beketov’s design, intended to serve as both a store and a meeting hall for Iozefovich. The exact date of completion is disputed; some sources mention 1903, while others say 1904. The addition consisted of two separate stores, each with its own entrance on the Sumskaya side. The old and new buildings were connected by a common cornice, but the decorative elements at the junction were altered to accommodate the passage to the plot. In Iozefovich’s house, the rustication was uniform in height; in the addition, however, the elements varied in height.
[club1543502|3rd Phase: 1st reconstruction – 1905/1906]
During this period, an upper floor was added to the structure built in 1903/1904, according to Beketov’s design. This new level housed the editorial office and living quarters for the staff of “Southern Krai.” The storefront windows on the first floor were lowered almost to the ground level. A passage was constructed over the entrance gate to connect Iozefovich’s house with the editorial building. In the same year (1905), a third floor was added to the southern part of the complex, where the Alexander-Nevsky Church with its bell tower was built according to the design of architect Y.S. Zauney. Construction began in June 1905, and the church was consecrated on February 11, 1906. The church, which had only small round windows, was illuminated by electricity (see N. Lubarsky’s “The Kharkov Church of the Exaltation of the Holy Cross” – Kharkiv: Ryder, 2007, p. 73).
It is not entirely clear who was responsible for which aspects of the design and construction work. It is possible that A.N. Beketov handled the overall architectural design, while Y.S. Zauney was in charge of the actual construction details. The iconostasis, made of glass mosaics, was created by the workshop of Cвернер in Munich.
[club1543502|4th Phase: 2nd reconstruction – 1913-1914]
In September 1913, the city authorities approved a design for the “renovation of the existing two-story stone house at Sumskaya Street 13,” prepared by architect A.I. Gorokhov. In 1914, Gorokhov designed a new mansion for Iozefovich at Sumskaya Street 61 (the current wedding palace); the old building was completely converted into the editorial offices of “Southern Krai.” Stylistically, the house at Sumskaya Street 13 was adapted to match the new mansion. The first floor underwent significant changes, both in composition and structure; the second floor remained largely unchanged, though its architectural style was altered.
The ownership of the property changed over the years:
- From 1847 to 1869, it belonged to Father Zimin. His annex in the courtyard had to be demolished due to disrepair in 1847.
- From 1873 to 1880, it was owned by Mr. Max Abramovich Ratgauz.
- From 1883 to 1890, it was owned by the widow of a merchant, Minna Leonardovna Girshtman.
- In 1895, it belonged to Leonard and Pavel Leopoldovich Girshtman.
- From 1901 to 1916, it was owned by Alexander Alexandrovich Iozefovich and his company “Southern Krai.”
- In 1904, a building for the editorial office and printing press of the newspaper “Southern Krai” was constructed at Sumskaya Street 13, according to A.N. Beketov’s design. The owner, A.A. Iozefovich, also lived there. In 1915, the building was renovated by Beketov in collaboration with engineer Zelenin. From December 18, 1917, to January 29, 1918, it served as the headquarters of the Ukrainian Workers’ and Peasants’ Government. In 1928, it housed the “Chervony Druk im. Blakitnogo” printing press. The building underwent several more renovations in the 1930s and thereafter. Today, it contains the “Dvizhenie” department store and other organizations.
